An estimate for an established home bought by an individual resident, general information only. Vacant land, new builds, foreign buyers, trusts and companies are all different sums, and every state changes its rates and thresholds at budgets. Confirm the real figure with the state revenue office or your conveyancer before you rely on it.

How stamp duty works

Every state charges duty in brackets, like income tax: each slice of the price is charged at that slice's rate. The brackets, the rates and the concessions differ state to state, which is why the same house price can be tens of thousands apart across a border.

First home buyer concessions

Most states take duty to nil below a threshold for a first home and phase the concession out above it: around $800,000 in New South Wales, $700,000 in Queensland, $600,000 in Victoria and $750,000 in Tasmania. South Australia's relief applies to new builds rather than established homes, the ACT runs an income-tested scheme instead of a price cap, and the Northern Territory currently has no duty concession for established first homes.

When concessions do not apply

Home and first home concessions come with conditions: you generally need to move in within a set time and live there, and selling or renting the place out too soon can claw duty back. Investment purchases pay the general rate from the first dollar everywhere.
